Buying property in the Dordogne

The Dordogne, the Périgord, has long drawn buyers after stone, nature and a gentler pace, UK buyers first among them. Prices are often more accessible than in the big cities. The remaining question is how to finance it, as a resident or from abroad. Here is how.

A market that draws overseas buyers

Stone houses, listed villages, the Dordogne and Vézère valleys: the Périgord ticks many boxes for a lifestyle purchase or a second home. The market has long been driven by strong British demand, alongside Dutch, Belgian and French buyers. Prices vary by area and the state of the property, but remain gentler than in France’s most stretched regions.

Many buyers finance part of the purchase with a French loan rather than paying all in cash, to keep their savings available and limit their exposure to the exchange rate.

Financing your Dordogne purchase

Financing follows the usual rules: borrowing capacity capped at around 35% of income, a deposit, and buying costs of 7 to 8% on an existing home. For a non-resident, including a UK buyer, the deposit asked is generally higher. Many characterful Dordogne properties need works: these can be built into the financing, which changes the sums.

Frequently asked questions

Can I borrow for a property to renovate in the Dordogne?

Yes. Works can be included in the loan, on the basis of quotes. It is common on the Périgord’s characterful houses. The amount and terms depend on the bank and the file.

Do I need to be on the ground to buy?

No. The financing file is prepared remotely, in English or French, and signing can be done by power of attorney. Many overseas buyers proceed this way.

Can a UK buyer get a mortgage in the Dordogne?

Yes, as anywhere in France, as a non-EU non-resident since Brexit, generally with a higher deposit. See the mortgage after Brexit guide.
