Buying in euros from a sterling income

When your income is in pounds and your purchase is in euros, the exchange rate joins your budget. It is not a blocker, but a factor to build in early: a French bank takes your foreign income into account, often with a margin of caution. Here is how to approach it.

How the bank views income in another currency

French banks accept income in a foreign currency, pounds included, when working out your borrowing capacity. But because the exchange rate can move, they often apply a margin of caution: they count only part of the converted income, keeping a buffer. That can slightly reduce your borrowing capacity compared with income in euros.

Regularity matters a lot: a stable, well-documented income passes more easily than variable pay. It is one of the points I prepare with you to present a solid file.

The currency risk, in practice

You repay a euro loan from a sterling income. If the pound falls against the euro, your monthly payment effectively costs you more in pounds, and the reverse is also true. Over a long loan, these swings add up. The point is not to predict the rate, but to keep a margin in your budget to absorb the movements, and not to set your payment at the very top of your capacity.

The same question applies to your deposit when you transfer it into euros: the timing of the exchange affects how much is actually available. Worth planning into the financing.

Frequently asked questions

Is income in pounds accepted?

Yes. French banks take it into account, often counting only part of the converted amount to allow for the exchange rate. The stability of the income weighs heavily in the decision.

Can currency moves raise my payment?

The euro payment stays fixed, but what it costs you in pounds moves with the exchange rate. That is why it pays to keep a margin in your budget rather than borrow to the maximum.

Should I convert my pounds before or after?

That is a personal decision tied to exchange-rate timing, on which I do not advise. My focus is making sure your financing plan holds with a reasonable margin.
